Strategy-specific risks
- Purchase Lease Options: require legally-drafted agreements. The owner's mortgage lender may need to consent. Property values can fall, leaving the option uneconomic to exercise.
- Rent-to-Rent: requires the owner's freeholder, mortgage lender, and insurer to permit sub-letting. Operating without consent can be unlawful.
- Serviced Accommodation & Mid-stay: subject to local planning rules, short-let regulations, fire safety standards, and seasonal occupancy swings.
- Deal Sourcing: in the UK this is a regulated activity. Sourcers must be HMRC-registered for AML and a member of a redress scheme.
